Rakennuskohde käsittää yhden yksikerroksisen ja kahden kaksikerroksisen rivitalon, varasto/autokatoksien sekä väestönsuoja/varastorakennuksen rakentamisen piha-, vesi- ja viemäritöineen.

Kastanja, ulkoa tumma

Kastanja rakennetaan uudelle pientalovaltaiselle Kiulukankaan asuntoalueelle. Kastanjan kotien tilat suunnittelimme valoisan ilmaviksi ja hinnoittelimme ne sopiviksi varustelusta tinkimättä.

Luvassa on skandinaavisen selkeää sisustusta valkomattalakatuilla parketeilla, raikkaan valkoisilla kiintokalusteilla, led-valoilla sekä suurilla ikkunapinnoilla. Keittiöön ekstraa tuo energiatehokas induktioliesitaso. Edullinen kaukolämpö jaetaan huoneistoihin vesikiertoisella lattialämmityksellä.

Arkkitehtitoimisto Veli Karjalaisen suunnittelemien talojen tyylikkäitä tummia julkisivuja on kevennetty lämpimän puun värisillä yksityiskohdilla. Huoneistojen hintoihin sisältyvät autokatospaikat sijaitsevat kätevästi aivan oven vieressä*.

Muista uusista asuinalueista poiketen Kiulukankaan palveluista iso osa on jo valmiina lähialueilla. Omalla autolla tai bussilla matka taittuu helposti joka suuntaan. Kevyen liikenteen pääreitit kulkevat alueen läpi kaakosta luoteeseen sekä Haapalehdon suuntaan luoden hyvät yhteydet tulevaan Hiukkavaaran keskukseen sekä keskeisten työpaikka-alueiden suuntiin.

Nuorekas pientaloasumisen edelläkävijä

Ritaharjuun valmistuneen Retiisin yksi- ja kaksitasoiset kodit muodostavat trendikkään pientalokorttelin, jossa toteutetaan luovasti uusia asumisen ideoita. Retiisin valoisan ja raikkaan ilmeen luovat suuret ikkunapinnat sekä etelään aukeavat pihat ja suuret terassit. Innovatiivisesta suunnittelusta vastaa Arkkitehtuuritoimisto Seppo Valjus.

Muuttovalmiiin Retiisin valoisan ja raikkaan ilmeen luovat suuret ikkunapinnat sekä etelään aukeavat pihat ja suuret terassit. Lisäksi kaksikerroksisten huoneistojen ensimmäinen kerros on tavallista korkeampi, ja yksitasoisiin rivitaloihin tuo avaruutta katon muotoa mukaileva viisto sisäkatto.

Betonirunkoisen Retiisin julkisivuissa hohtavan vaalea vuorottelee ja lämpimän tummanruskean kanssa. Väljyyttä asumisen tuovat huoneistojen  yhteydessä olevat tilavat autokatokset (A13-I34) sekä pihavarastot. Mukavuudesta huolehtivat laadukkaat keittiöiden kaapistot, aidot parkettilattiat, laadukkaat kodinkoneet sekä muut oivaltavat yksityiskohdat.

Koskenranta – idea valkeasta kaupungista

Koskenrannan Panoraama rakennetaan rauhallisen Koskitien varrelle, keskelle puistomaista jokivarren idylliä ja kuitenkin aivan dynaamisen keskustan tuntumaan. Koskenrannassa aistit jokisuiston merellisen tunnelman, jonka lähteet ovat syvällä Oulun historiassa.

Koskenrannan korttelin harkittu sommittelu mahdollistaa silmiä hivelevät näkymät joelle ja toisaalta luo mittakaavaltaan miellyttäviä, intiimejä pihatiloja. Merihenkinen korttelikokonaisuus on suunniteltu vuonna 2010 arkkitehtuurikutsukilpailun voittaneen ”Saaristo, saaristo” -ehdotuksen pohjalta.

Kutakin kotipihaa yksilöi oma pihapuu, ja yhteinen korttelipiha muodostuu ”vierasvenesatamasta” laitureineen ja pollareineen sekä suojaisaan ”poukamaan” rakennetusta lasten leikkipaikasta. Merellinen kasvillisuus vahvistaa mielikuvaa vesistön äärellä asumisesta.

Valoisat ja avarat asunnot on suunniteltu avautumaan jokimaiseman parhaiden näkymien suuntaan. Näköalaikkunoista ja hulppeilta parvekkeilta voit ihailla kaupungin kauneinta maisemaa, joka antaa joen yli Ainolan puistoon ja Hupisaarille. Aivan kotioveltasi kulkevat patosilta ja pyörätiet, jotka vievät torinrantaan, urheilustadionille ja uimahalliin, melonta- ja kuntoilureiteille, venesatamiin ja uimarannoille. Puiston halki kävelet keskustaan muutamassa minuutissa.

Varustelultaan Panoraama on kattava. Autot pysäköidään kätevästi maanalaiseen parkkihalliin. Osin valkealla painokuvioidulla lasilla suojatuille parvekkeille asennamme mukavuutta lisäävät DryStep-termomatot. Keittiön vakiovarusteina ovat aidot kivitasot ja integroidut kodinkoneet sekä energiaa säästävät induktioliedet. Osassa ensimmäisen kerroksen huoneistoista on jopa oma piha. Totta kai voit myös maustaa Panoraaman kotiasi oman makusi mukaan - vaihtoehtoja on käytännössä rajaton määrä.

Koskenrannan Panoraamaan asennetaan Oulussa kehitettu iLOQ-lukitusjärjestelmä. Edistyksellinen iLOQ on maailman ensimmäinen ja ainoa elektroninen lukitusjärjestelmä, joka kehittää tarvitsemansa sähköenergian avaimen työntöliikkeestä. iLOQ-avaimen kopiointisuojaus ei perustu patentin voimassaoloaikaan, vaan vahvaan elektroniseen salaukseen. Kaikki avaimet ovat mekaanisesti identtisiä. Pääsyoikeudet ohjelmoidaan avaimeen, ja niitä voidaan joustavasti muuttaa.
